Pacific Life has been a provider of debt capital to the real estate market for much of its history. We continue to be a significant source of funding for commercial property developers and owners nationwide, primarily through our wholly-owned network of regional offices.

Our multibillion-dollar commercial mortgage portfolio demonstrates our diverse experience lending on multiple asset types. We offer innovative and customized structures at competitive terms to meet owners financing needs, including:

  • Permanent fixed-rate and floating-rate term loans
  • Combination construction/perm fixed rate non-recourse loans
  • Credit tenant build-to-suit construction/perm loans
  • Loans for multi-asset portfolios
  • Multi-tranched loans with varying maturities

As a portfolio lender, we have a demonstrated track record of offering capital on large, single asset loans that may exceed $400 million and on significant portfolio loans that may be even larger. We have the ability to execute and hold large transactions as a single lender, without the need to co-originate or syndicate a loan, eliminating the execution risk that can arise when dealing with multiple lenders. Our strategy and capacity ensures that our partners have the benefit of working with one portfolio lender throughout the term of their loan.


We actively invest in fixed income securities backed directly or indirectly by commercial real estate (CRE). These investments comprise two primary vehicles that drive today’s CRE finance environment. We invest in the unsecured bonds of public and private real estate investment trusts (REITs) and real estate operating companies (REOC’s). In addition, we invest in commercial mortgage backed securities (CMBS) including both agency and private label structured transactions. Our real estate securities team is uniquely positioned to analyze and underwrite both offering types and enhance returns by making relative value assessments across these asset classes.


Our equity and alternative real estate investments are active in both the acquisition and development of selected real estate properties, and specialize in sourcing, structuring, managing and disposing of alternative investments for our portfolio. We invest in most property types, but maintain a concentration on multi-family investments, with a geographic focus on the best close-in locations in major MSAs nationwide.

Individual investments are made through strategic joint ventures with partners carefully chosen for their expertise, experience and reputation. Types of investments include:

  • Ground-up development
  • Value-add, core-plus, and core acquisitions
  • Structured hybrids or subordinate debt investments
    • Preferred equity
    • Mezzanine loans
  • Other innovative co-investment opportunities that provide attractive risk-adjusted returns.   

Our asset management team offers our partners a customized and flexible approach to managing, monitoring and servicing assets and portfolios, including Special Servicing capabilities. Currently, our asset management operation provides systems and processes that support commercial mortgage, equity real estate investments, aircraft and aircraft leases and other specialized investment instruments. Accuracy, flexibility, creativity, quick response and attention to detail are values that are encouraged and cultivated throughout the operation.

Our servicing team is an experienced and highly rated special servicer currently providing troubled loan management services for CMBS portfolios and private investment portfolios. We manage investment grade properties as well as foreclosed properties of all major property types located in different markets across the United States.


Our primary and special servicing operations are highly rated by Fitch Ratings and Standard & Poor’s. Kroll Bond Rating Agency and DBRS have approved Pacific Life as a Special Servicer.
